These sealers create a protective layer on top of the concrete. Two main benefits:
1) Aesthetics: Solvent based film-forming sealers typically create a glossy wet-look, water based are usually a matte finish. Tints can also be added.
2) This is the best protection from stains and abrasion.
- The film does wear down and needs to be reapplied every 2-3 years.
- To various degrees, a protective film will cause concrete to be slippery. This can be mitigated with an anti-slip additive.
